Avoid the Appliance Nightmare: How Long Should Your Home’s Workhorses Last?

We have all been there. You are halfway through a load of laundry or prepping for a dinner party when your appliance decides it is time to retire. In Toronto and surrounding areas, where our homes work hard through fluctuating seasons, knowing the lifespan of your appliances is about more than just trivia. It is about protecting your budget.
I am breaking down how long you can expect your major appliances to serve you and more importantly how to keep them running for as long as possible.
1. The Refrigerator (10 to 15 Years)
Your fridge is the only appliance that runs 24/7. To get the full 15 years out of it, make sure to vacuum the coils at the back or bottom twice a year. Dust buildup forces the compressor to work twice as hard. Also check those door seals! If they are cracked, you are literally letting money leak out of your kitchen.
2. Washing Machines and Dryers (10 to 12 Years)
Laundry is a staple of busy households. For your washer, avoid the temptation to overstuff it as this wears out the motor and bearings. For the dryer, cleaning the lint filter is a daily must, but do not forget to have your external venting system professionally cleaned once a year to prevent fire hazards and keep it efficient.
3. The Water Heater (8 to 12 Years)
Our local water can be tough on tanks. To reach that 12 year mark, I recommend draining and flushing your tank annually to remove sediment. If you have a tankless model, you might get 20 or more years, but regular descaling is the key to longevity.
4. Dishwashers (8 to 12 Years)
Want to extend your dishwasher's life? Stop pre rinsing! Modern detergents actually need a bit of food residue to work properly. Instead, focus on cleaning the filter at the bottom once a month to keep the pump from clogging.
5. Oven and Range (10 to 15 Years)
Electric ranges usually outlast gas models by a few years. Keep yours in top shape by cleaning spills immediately. If you have a self cleaning oven, use that feature sparingly as the extreme heat can sometimes damage sensitive electronic control panels.
6. HVAC Systems (15 to 20 Years)
This is the heart of your home. In Toronto, our furnaces and AC units are the ultimate workhorses. The best thing you can do is change your air filters every 3 months. It is the simplest way to prevent a mid winter breakdown.
Maintenance is a Market Value Strategy
Whether you are staying in your home for years or prepping it for the real estate market, well maintained appliances are a huge selling point. Buyers love seeing a home where the systems have been cared for and are still in their prime.
